Holidu consolidates its position in Andalusia: the vacation rental company opens its new office in Seville

Holidu, one of the leading vacation rental companies in Europe, has announced the opening of a new office in Seville. With this expansion, the company strengthens its presence in Western Andalusia, where it was already operating from its headquarters in Málaga, and consolidates its growth in Spain, where it now has six offices.

This new office will enable Holidu (www.holidu.es) to provide local and efficient service to vacation rental property owners in the provinces of Seville, Cádiz, Huelva, and Córdoba. By combining advanced technology with personalized, in-person support, the company aims to enhance booking management and increase the profitability of vacation accommodations.

Growth in Spain and Expansion in Andalusia

With over 25 offices across Europe and more than 45,000 properties under management, Holidu has established itself as a key player in the industry. In Spain, the company already operates branches in major destinations such as Mallorca, Barcelona, Madrid, Tenerife, Alicante, and Málaga.

The recent opening of the Seville office will help hosts increase their visibility and reach both national and international travelers. The office will be led by Patricio Crespo (Area Lead of Western Andalusia) and will be located at Avenida Diego Martínez Barrio 10, 2nd Floor, 41013 Seville.

Since the opening of its Málaga headquarters in 2021, Holidu has experienced exponential growth in Andalusia, increasing the number of properties under management from 400 to over 4,000 in just three years. In 2024, revenue in the region grew by 44% compared to the previous year, nearly multiplying by 1.5. It is expected that in 2025, Holidu’s revenue in the region will grow by approximately 19.4%, surpassing the 2024 figure by several million euros.

Promising Forecast for Another Record-Breaking Summer in Seville and the Andalusian Region

Seville is preparing for a summer with record-breaking figures in the vacation rental sector. According to company data, the current occupancy rate already reaches 89% during the peak months of the summer season, with an average nightly rate of €150 in the Andalusian capital.

Regarding traveler preferences, in the last three months, pools have been the most sought-after feature, accounting for 66% of searches, while accommodations with air conditioning captured 20% of the interest.

The weeks with the highest demand for vacation rentals in Seville in 2024 were from August 5 to August 11 and from August 10 to August 17. The most common booking type consists of stays for two people (28%) and four people (22%).

In terms of regional occupancy, Málaga (87%), Cádiz (86%), and Córdoba (86%) are among the most in-demand locations. On average, Andalusia records an 85% occupancy rate, reinforcing its status as a key summer destination.

Regarding pricing, Málaga and Cádiz have the highest rates, at €210 and €220 per night, respectively, followed by Almería at €160 and Córdoba at €126. Overall, the average price in the region stands at €188, reflecting the tourism boom in Andalusia this season.

Regulations and Tourism: Balancing Growth and Community in Andalusia

As the tourism season unfolds, Holidu’s latest survey reveals varied opinions among vacation rental property owners in Andalusia regarding the impact of regulations on local communities. A majority of 58% support a balanced approach that considers both resident well-being and property owner interests. Meanwhile, 3% believe stricter regulations are necessary to mitigate gentrification, and 18% remain undecided, highlighting the diversity of perspectives on the issue.

Regarding tourist inflow, 73% of property owners consider the number of visitors to be “reasonable,” while 17% believe it is high. Additionally, 32% reported that regulations had no effect on their vacation rental business, 11% noted an impact on their operations, and 57% stated there were no protests near their properties.

“Our goal is to continue growing in the region responsibly. We want this expansion to benefit both property owners and travelers, ensuring that vacation rentals contribute to a balanced and high-quality tourism industry in Andalusia,” concluded Martínez.
